UBIN™

The Universal Building Identification Number (UBIN™) is the foundation of Backpack, giving every building a unique, verified digital identity. By connecting on-site data with digital systems, it creates a single, trusted source of truth—making it easier to organize information, gain insights, and unlock value across the building.

Energy Star

Backpack will collect, curate, and manage your data, including integrating with Energy Star Portfolio Manager (ESPM) to keep your property profile up to date with no work from you. Never log in to ESPM again. Monitor your current score in near real-time, view monthly data completeness, and see certification status with clear guidance on how to improve.

Property Overview

The central hub for key building information, making it easy to access important details at both the building and portfolio levels. It includes core property details, contact information, and ownership data, while also feeding data into Backpack reports for consistency across the platform. For Office and Multifamily properties, the page includes specialized views such as a stacking plan and site overview.

Documents

Upload unlimited documents of any size, add searchable notes, and organize everything into custom folders with full search capabilities. With built-in viewing and simple share links, managing and accessing your documents is seamless across your team.

Environmental Impact

The Environmental Impact Dashboard provides a clear view of GHG emissions across your buildings and portfolio, turning complex data into simple, actionable insights. The Certifications page makes it easy to track all your building certifications in one place, from LEED to ENERGY STAR and more. Onboarding with Backpack

Backpack delivers a seamless onboarding experience through integrations with leading utilities and ratings programs and a nationwide network of 2,000+ trained technicians, through our partnership with MasTec, for on-site data collection.

Guided Onboarding Wizard

The Backpack onboarding guide walks you through uploading your building data in about 30 minutes. As files are added, Backpack extracts and organizes the information into a clear, accessible format. It also integrates with your existing systems, eliminating data silos to create a single, reliable source of truth for your portfolio.

Site Visit

Backpack leverages a nationwide network of over 2,000 trained technicians, through our partnership with MasTec, to deliver consistent, white-glove, high-quality on-site data collection. Our field teams visit each property to document equipment, utilities, and building systems, capturing key details such as make, model, installation dates, and photos, and tagging each asset with a QR code. We conduct these site visits annually to keep your data current, accurate, and ready to support reliable, portfolio-wide insights.

Enhance Connected Data

After the site visit, Backpack verifies and enhances your data, estimating equipment life, replacement costs, and organizing everything in your Backpack dashboard. This foundation supports reporting, compliance tracking, and capital planning, with annual site visits included to keep your information accurate, current, and actionable year after year.
